Salt Air Doesn't Wait for You: Corrosion in a House You Visit Six Times a Year
Corrosion runs on the calendar, not on use. A bayfront second home ages its exposed plumbing hardware at the same rate as a lived-in one — and finds out later.

Corrosion does not care whether anyone is home. A bayfront house used six weekends a year sits in the same salt air, for the same three hundred and sixty-five days, as the one next door with somebody in it every night. The exposure is identical. The only difference is that in the second-home version, nobody is standing there when a hose bib starts weeping or a fitting blooms green — so the problem is found later and larger.
What salt air actually attacks
Chlorides. Salt aerosol comes off the water, settles on everything exposed, and stays until rain or a hose takes it off. On metal hardware it accelerates corrosion generally, and it is particularly hard on two situations: plated finishes, where it works through chrome or nickel at any nick or pinhole and then attacks the brass underneath, and dissimilar-metal junctions, where two different metals in contact with a salty film form a small battery and one of them gives up material to the other.
That second one is why the failures cluster at connections rather than in the middle of a pipe. A brass valve on a galvanized nipple, a stainless clamp on a copper line, a steel fastener holding a bracket to a fitting — those are the points that fail first on the water side of a coastal house.
The exposed inventory on a typical bayfront property is longer than people expect:
Hose bibs and outdoor showers. The most exposed water-carrying hardware on the property, and the first thing to seize, weep at the packing, or lose its handle. A hose bib that drips through a whole winter into a wall penetration is a slow, invisible water problem as well as a corroded one.
Exposed supply lines under raised houses. Anything running in open air below floor level takes salt directly. So do the hangers holding it.
Water heater hardware in a garage or an unconditioned closet. The jacket, the flue, the discharge line from the temperature and pressure relief valve and the fittings at the top of the tank all sit in whatever air the space has. A water heater in a salty garage does not last like one in a conditioned interior closet.
Pressure and expansion equipment. A pressure-reducing valve, an expansion tank, a pressure tank on a well system — anything with a body, a spring and a diaphragm degrades faster in this air, and it usually fails quietly.
Why this is a Point Clear problem specifically
Point Clear is an unusually clean example of the pattern, and the numbers say why.
The Census puts the median home value here at $888,700 — the highest median home value of the 20 communities Streamlined Plumbing serves — against 1,106 total housing units, 968 of them occupied, in a community of 1,858 people with a median age of 59.7. That is a small, expensive, largely second-home and retirement housing stock sitting directly on Mobile Bay, from the Grand Hotel area down along Scenic 98. The median structure here dates from 1993, so a great deal of the exterior hardware on these houses is original.
The bay exposure is not theoretical. The USGS point elevation at the town coordinate is 98.1 feet, which sounds safely inland until you look at what FEMA maps nearby: coastal velocity zones — wave action, not just still water — with base flood elevations from 9 to 13 feet in the surrounding area query. A bluff-top address and a shoreline address in the same community live in genuinely different environments, and the shoreline strip is where salt exposure and flood exposure stack.
Rainfall is worth a mention because it cuts the other way. At 54.9 inches a year, Point Clear is the closest to the median annual rainfall across the 21 communities Streamlined Plumbing serves — meaning the natural rinse cycle here is unremarkable. It is not washing salt off anything faster than anywhere else on this coast.
What about the water on the inside of the pipe?
This is the half most owners never hear about, and in this community it is the sharper half.
EPA's drinking-water registry lists no active community water system for Point Clear. It is one of only 10 of the 22 communities Streamlined Plumbing serves with no registered municipal community water system, which means properties here draw from private wells, and what arrives at a fixture is the aquifer's own chemistry.
Here is what that chemistry looks like. Across 248 USGS well samples in Baldwin County, the median raw groundwater pH is 5.9. Seventy-nine percent of samples measure below neutral, and 67% fall below the EPA's secondary minimum of 6.5. Soft, acidic water is more aggressive toward copper than hard water is — which is the opposite of what most national plumbing advice tells you to worry about, and it is the mechanism behind pinhole leaks and early fitting failure on well systems.
Two honesty notes, because these figures get misused. They are raw well samples, not treated tap water. On a public system, pH is adjusted for corrosion control before delivery under the federal Lead and Copper Rule, so on the utility side of that split this is source-water context rather than what comes out of a tap. On a private well, there is no such treatment step in between — which is exactly why this matters more here than three miles north.
So a bayfront second home on a well is getting worked from both sides: chlorides on the outside of the metal, aggressive water on the inside of it. That combination is what produces a house where the exterior hardware looks twenty years older than the interior and the first interior symptom is a pinhole nobody was watching for.
The walk-through worth doing between visits
Look at every exposed fitting on the outside of the house. Green or white bloom at a joint is material leaving the metal, and it is a finding whether or not anything is dripping yet.
Open and close every hose bib and every interior stop. Hardware that is never moved seizes; hardware that is moved twice a year usually keeps working. If a stop weeps at the packing nut after you turn it, that is a small repair, not a reason to leave it stuck.
Look under the house if it is raised, and look at the water heater closet with a flashlight — the top of the tank, the fittings, and where the discharge line terminates.
Listen in a silent house. A second home with nobody in it is the best leak-detection environment that exists, and a running toilet or a weeping line is audible in a way it never is in an occupied one.
