Riser, Stack, Branch: The Four Pipes Behind Every Condo Leak
In a stacked building, which pipe failed decides everything — who can reach a valve, how many units go dry, and how long water runs before anyone stops it.

A leak in a stacked building is four different jobs sharing one name. Which one you have is decided by which pipe opened, and that single fact controls who can reach a valve, how many neighbours lose water while it is fixed, and whether the repair happens inside your walls or inside a shaft you have never seen. Knowing the four pipes before anything fails is the difference between a phone call that goes somewhere and one that does not.
What the four pipes actually are
The riser. A vertical supply pipe running floor to floor, feeding the stacked units above one another. It is pressurized every second of every day, whether anyone is in the building or not. It usually lives in a shaft or a chase that is not inside anybody's unit, and it typically has isolation valves at intervals rather than at every floor. When a riser opens, it does not politely stay put — it runs at line pressure and follows gravity down through everything below it.
The stack. A vertical drain pipe, also running floor to floor, carrying waste down and air up. A stack is empty most of the time. It only carries water when a fixture somewhere above discharges into it, which is why a stack failure produces an intermittent problem: a stain that grows on Saturday and not on Tuesday, damp that appears when the unit two floors up runs a shower.
The branch line. The horizontal run that leaves the riser and goes into your unit to feed your fixtures, plus the horizontal drain that collects your fixtures and returns to the stack. This is the pipe most owners picture when they say "my plumbing." It sits inside your walls, ceilings or floor assembly, and a leak here is usually yours to deal with and usually reachable without anybody else's cooperation.
The fixture connection. The last two feet: the angle stop under a sink or behind a toilet, the braided supply hose, the P-trap below the basin. Small, cheap, and responsible for a disproportionate share of the water damage in seasonal buildings, because a supply hose that lets go while nobody is home has nothing stopping it.
Why this matters more here than in a city high-rise
Because of who is not in the building. Census figures put Gulf Shores at 14,668 total housing units against 7,262 occupied, and Orange Beach at 15,075 against 3,931. Across the Gulf Shores and Orange Beach corridor, roughly half to three-quarters of the residential inventory is not somebody's year-round address. It is second homes and vacation rentals.
The building stock backs that up. Within about five kilometres of the Gulf Shores town centre, OpenStreetMap maps 218 apartment and condominium buildings — the highest mapped apartment/condo buildings of the 22 communities Streamlined Plumbing serves — plus 15 mapped marinas and hotels. Stacked construction runs from the towers along Beach Boulevard out to The Peninsula and the low-rise stock around Craft Farms, and that is a lot of shared pipe standing over a lot of empty units.
Now put the two together. In a fully occupied building, a riser failure gets found in minutes, because six people simultaneously notice their water pressure die and something hissing behind a wall. In a building where most units are dark on a Tuesday in February, the same failure runs until it reaches somebody. Duration of failure is the variable that nobody prices, and it is the one this coast has a structural problem with.
Age is a factor too. The median year a Gulf Shores housing unit was built is 1998, which puts a great deal of the stock in the window where the original supply piping, the original angle stops and the original water heaters are all reaching the end of a normal service life at roughly the same time.
How do I tell which pipe failed?
Start with the geometry of the water, not the panic.
Water in one unit only, dry above and below. Almost always a branch line or a fixture connection inside that unit. Check under every sink, behind every toilet and at the water heater before you assume anything structural. This is the case where leak detection inside the unit resolves it without touching the building.
Water on several floors in the same vertical line. That pattern is the shaft. Either the riser is losing pressurized water or the stack is losing drain water, and the tell is timing: pressurized water runs continuously, drain water comes and goes with use upstairs.
Water that appears only when something upstairs runs. Stack or a branch drain above you. It is not your fixture and it is not your pipe, and the fix requires access to the unit above or to the chase between you.
Pressure loss across a whole line of units with no visible water. A riser can leak into a shaft, a chase or a slab for a long time before it surfaces. Ask whether other units in your line have noticed weak flow — a shared symptom is the fastest confirmation available, and it costs nothing.
The ownership question, answered honestly
Which side of that line your specific pipe falls on is written in your building's declaration and bylaws. I am not going to pretend an article can tell you, because the documents differ building to building and the answer genuinely lives in yours.
The general shape most owners find is that the vertical riser and the waste stack serve multiple units and belong to the building, while the branch line and everything inside your walls belongs to you. But that is a rule of thumb, not your answer. Read your declaration, or ask the association to point you at the section that defines the boundary — and do it in a month when nothing is wet, because at 2 a.m. nobody is reading a recorded document.
What does not depend on the paperwork is the diagnosis. Getting the water off, finding which pipe opened, and telling you exactly where it is are the same job either way, and they have to happen before anybody can argue about who pays. What to learn about your building while nothing is wrong
Where your unit's isolation valve is, and whether you can physically reach it. In a lot of buildings it is behind an access panel in a corridor rather than inside the unit, and finding that out during an emergency is the worst possible time.
Whether your angle stops still turn. A stop that has not moved since the building was finished will often refuse to close, or will weep from the packing nut once it does. Testing them on a calm afternoon is a small job; discovering it during a burst supply hose is not.
Which vertical line you are in — that is, which units sit directly above and below yours. That single piece of knowledge turns a vague report into a useful one, and it is the first thing anyone diagnosing a shared-pipe problem will ask.
Whether the water heater in your unit is original. In a building whose median unit dates from the late 1990s, a great many are, and a tank failure in an unoccupied unit is one of the more expensive things that can happen in a stacked building.
The drain and sewer side deserves the same walk-through, because a slow branch drain in a unit that gets used four weeks a year hides very well until the week it does not.
