What the visit includes

What happens during a tankless flush.

A tankless heater pushes every gallon through a narrow heat exchanger. Scale and sediment narrow it further, the unit works harder, and the burner or element runs hotter to keep up. A flush clears that build-up out of the exchanger. Here is the visit, step by step:

Exterior tankless water heater mounted on residential siding with connected valves and piping.
An outdoor tankless unit in Baldwin County. The red and blue handled valves under it are its service valves, the ports a flush connects to.
  1. 01
    Isolate the heater.
Power off, then close the cold and hot isolation valves under the unit so the heater is cut off from the house without draining a single pipe.
  2. 02
    Descale the heat exchanger.
A small pump and two hoses on the service ports circulate a descaling solution through the exchanger, then fresh water flushes it clear. This is the part people mean when they say a tankless flush or cleaning.
  3. 03
    Clean the inlet screen.
Every tankless unit has a small filter screen on the cold inlet. On well water it is usually the first thing to clog, and a blinded screen makes a healthy heater act like a failing one.
  4. 04
    Check the water side.
Service valves, pressure relief valve and connections for seeping, plus the condensate drain on condensing units. Anything wearing out gets pointed out before we leave, with an upfront price if it needs work.
  5. 05
Look at what the coast does to it.
On an outside or under-the-house unit, we look over the cabinet, fasteners and vent cap for salt-air corrosion. On a gas unit, anything on the gas or venting side is flagged for a licensed gas fitter rather than touched.
  6. 06
    Restart and confirm.
Valves open, air purged, power back on, and hot water checked at a tap so you know it is heating and holding temperature before we go.
When to book one

Signs your tankless heater needs descaling.

  • Water temperature that swings hot and cold in the middle of a shower
  • Weaker flow at the hot taps than at the cold ones
  • The heater taking longer than it used to before the water turns hot
  • A maintenance, scale or flow-related error code on the unit's display
  • A heater that has never been flushed since it was installed
  • Well water, or a rental that sits empty and then runs hard for a week

How often, honestly.

The once-a-year rule in most tankless manuals was written with hard water in mind. Baldwin County's groundwater is mostly soft: sampled across the county, the median hardness is about 12 mg/L. So a home on city water often does not need a yearly descale for the minerals alone. Two kinds of homes here should stay on a yearly schedule anyway: those on a private well, where sand and iron pack the inlet screen, and vacation rentals that sit idle for months and then run several showers at once all week. If your warranty states an interval, follow it.

Not sure which camp you are in? We read the unit, the screen and the water and tell you when the next flush is actually due, rather than selling you one you do not need. The longer version is in our field guide to tankless maintenance on this coast, and the salt-air side of it is in the coastal salt-air guide.

More than a flush

If the flush turns up a bigger problem.

Sometimes a heater that “just needs cleaning” has a failing part, a leak at a fitting, or no service valves at all. We tell you what we found and price any repair before touching it, and our repair work carries a 2-year warranty. If the unit is past saving, our tankless water heater repair and installation page covers the next step, and the water heater services page covers tank heaters, which need their own yearly flush.

Tankless Water Heater Flush — Frequently Asked Questions

  • What is a tankless water heater flush?
It is the descaling service a tankless heater needs: the unit is isolated with its service valves, a descaling solution is circulated through the heat exchanger with a small pump, and the exchanger is rinsed clear with fresh water. Flush, descaling and tankless cleaning are three names for the same job. We clean the inlet screen and check the water side of the unit on the same visit.
  • How often should a tankless water heater be flushed in Baldwin County?
Manufacturers generally say once a year, adjusted for how hard your water is, how hot the unit is set and how much hot water you use. Most public water in the county is on the soft side, so many homes on city water can go longer, while homes on a private well and vacation rentals that run hard in season should stay on a yearly schedule. Follow your heater's manual if its warranty states an interval, and keep the receipt.
  • Does skipping the flush affect my warranty?
It can. Rinnai's limited warranty excludes failures from improper maintenance, naming scale build-up, and Rheem's tankless warranty excludes damage caused by lime, mineral build-up or scale. A dated service record from a flush is the simplest proof that the heater was maintained if you ever need to make a claim.
  • My tankless heater has no service valves. Can it still be flushed?
Not properly until valves are added. The two capped valves under the unit are what let the descaling solution circulate without cutting into pipe, and plenty of heaters in this county were installed without them. We can install an isolation valve kit and then flush the unit, and every flush after that is quicker. You get the price for the valves before any work starts.
  • Do you flush gas tankless water heaters?
We flush the water side of gas and electric tankless heaters alike, because the descaling work never touches the gas line. We do not do gas work: gas supply, venting and combustion problems are a licensed gas fitter's job, and we tell you plainly if we see one.
  • Can I flush a tankless water heater myself?
If the unit has service valves and you are comfortable with a pump, hoses and a bucket of descaler, yes, and the manual shows how. Most people call us because the valves are missing, the unit is throwing codes, it sits in a crawlspace or outside closet, or they want the inlet screen and the rest of the unit looked at by a plumber at the same time.
  • How long does a tankless flush take?
Typically under an hour on site when the unit already has service valves. Adding valves first, or a heater that turns out to need a repair, takes longer, and we tell you before doing anything extra.
