Tankless Maintenance on This Coast — and the Honest Case Against One
Manufacturers say descale annually because of minerals. Baldwin County's groundwater is mostly soft, so the things that actually shorten a tankless unit here are the inlet screen, the salt air and eight empty months a year.

Every tankless manual and every manufacturer blog says the same thing: descale annually, because minerals in your water coat the heat exchanger. It is good advice in Phoenix. In Baldwin County, where raw groundwater sampled across the county has a median hardness of 12 mg/L and 87% of samples fall below the USGS soft threshold, it is aimed at a problem most of us do not have very much of. The things that actually take these units out down here are different, and two of them are entirely preventable.
The three failure modes that matter on this coast
Salt air, on any unit mounted outside. A large share of tankless installations near the water live in exterior closets, on gable walls, under stairs. What that environment works on is not the heat exchanger — it is the cabinet, the fasteners, the electrical terminations and the vent termination. The unit fails from the outside in. This is the same mechanism that eats condenser coils and hose bibs on this coast, and the salt air page covers the general version of it.
Sediment blinding the inlet screen. Every tankless unit has a small screen filter on the cold inlet. It is the most neglected serviceable part in the appliance and the cheapest thing on it to clean. On properties with no utility connection — ten of the 22 communities we cover have no active community water system registered with EPA — well sand and iron will pack that screen and the unit will read as underperforming, throttling, or short-cycling long before anyone thinks to look at a screen the size of a thumbnail.
A duty cycle nothing was designed around. A seasonal property sits idle, then takes twelve people for four days, then sits idle again. Standing water in an idle heat exchanger, followed by hard intermittent demand, is a harsher life than steady daily use.
What descaling actually is, and when it is worth doing
Descaling means closing both service valves, connecting a small submersible pump and two hoses to the ports, and circulating a food-grade acid solution through the heat exchanger for something like forty-five minutes, then flushing it clear with fresh water. With service valves in place, the physical work is not difficult. Without them, it is a plumbing job before it is a maintenance job.
Navien's own guidance is to descale at least once a year, and to vary that "the higher the level of mineral content in your water, the higher the set water temperature, and the more hot water your home uses." Read that as a formula rather than a rule, and put this county's numbers into it:
- Mineral content: low for most addresses. Median hardness 12 mg/L, 87% of well samples below the soft threshold. But 13% are not, and the maximum in the same data set is 990 mg/L, so hard water is a real condition for some properties here and worth testing rather than assuming.
- Set temperature: the one you control. Higher setpoints drive scale faster wherever you are.
- Hot water volume: for a rental turning over weekly in season, high in bursts.
The practical answer for most coastal properties is: clean the inlet screen at least annually, inspect the exterior and vent termination annually, and descale on a longer interval unless the water has been tested hard or the unit is showing symptoms. And keep the manufacturer's schedule in mind for a different reason — service records are what warranty claims are settled on.
So is a tankless unit right for a place at the beach?
Sometimes clearly yes, sometimes clearly no, and the deciding factor here is occupancy rather than anything in a brochure.

Orange Beach is the clearest case in the county for the first row. The census counts 15,075 housing units there against 3,931 occupied by a year-round household — roughly three-quarters of the buildings are seasonal or second homes. From Cotton Bayou across to Terry Cove, out past the Wharf toward Perdido Pass and over onto Ono Island, a very large number of water heaters spend most of the year holding fifty gallons at 120°F for nobody. That is the argument for tankless stated as arithmetic instead of marketing.
The argument against is the second row, and it is the one that produces complaints. "Endless hot water" is true and easily misread: endless describes duration, not rate. At 2 to 5 gallons per minute, a unit sized for one shower will disappoint two, and a household that has just moved from a 50-gallon tank will notice the difference on the first busy morning. Sizing it honestly before purchase prevents the entire argument.

We service tankless units, and I would rather be precise about which half of one.
The water side is ours: service valves, descaling, the inlet screen, the isolation and shutoff valves, the hot and cold connections, leaks, and replacement. On a gas-fired unit, the gas supply, the venting and the combustion air are a licensed gas fitter's scope and we do not touch them. If a unit needs its gas line resized because someone fitted a large tankless onto a line sized for a tank, that is the person you need, and it is better to hear it now.
Everything else — no hot water this morning, a leak at the fittings, a unit that has to come off the wall — is tankless service and water heater work.
