How Long a Water Heater Lasts Here — and the Sacrificial Rod That Decides It
ENERGY STAR says start thinking about replacement past ten years. In a county whose raw groundwater has a median pH of 5.90, the anode rod matters more than the brand on the label.

The number people ask for is a lifespan, and the honest answer is that a water heater does not have one — it has a set of conditions. ENERGY STAR's guidance is to start considering replacement once a heater is more than ten years old, "before you're left with an emergency decision." What actually decides whether yours reaches that mark comfortably or fails short of it is a corroding rod hanging inside the tank that most people do not know exists.
That rod, and the water around it, is the whole story.
Start by finding out what you actually have
Most people are guessing at the age of their heater, usually from something a previous occupant said at closing. The appliance itself will tell you, precisely, in about a minute.
Read the rating plate, not the receipt
The sticker on the side carries a model number and a serial number. Nearly every manufacturer encodes the month and year of manufacture into the serial, generally in the first four characters — and every manufacturer encodes it differently. Gallons, and electric or gas. Both change what follows: an electric tank has two elements and two thermostats and no combustion at all; a gas tank has a burner, a flue and a gas supply, and that gas supply is a licensed gas fitter's work rather than ours.Look at where it lives
A garage or an exterior closet is a different environment from a conditioned interior cupboard, and on this coast it is a much harsher one. Salt air works on the jacket, the fittings and the flue long before it works on anything inside.Look under it, properly
With a torch, at the floor around the base and at every fitting. Corrosion and rust at joints, seals or seams is on ENERGY STAR's own list of replacement signs, and a stain that has dried is still evidence.
Write the manufacture date on the jacket with a marker while you are there. The next person who looks at it — including you in four years — will thank you.
Why does water chemistry decide this, and what is ours?
Because the failure that ends a tank is corrosion, and corrosion is a chemistry problem before it is a plumbing one.
Here is what the public sampling record says about this county, stated carefully. Across 248 pH measurements taken from wells in Baldwin County and logged in the USGS Water Quality Portal, the median is 5.90, with 79% of samples below 7.0 and 67% below EPA's secondary recommended minimum of 6.5. Across 177 hardness measurements from the same well population, the median is 12 mg/L as calcium carbonate, and 87% fall below the USGS soft threshold of 60 mg/L.
Two things must be said immediately about those numbers, because the internet gets both wrong.
First: that is raw well water, not what comes out of a utility tap. Public systems adjust pH and treat for corrosion control under the federal Lead and Copper Rule — that is the entire point of the rule. If you are on Bay Minette's North Baldwin Utilities, registered to serve 28,713 people, or any of the other registered systems here, the water reaching your heater has been through that step and your utility's consumer confidence report is the document that describes it. Nobody should tell you your tap water is eating your pipes.
Second: soft is the median, not the rule. The maximum hardness value in that same well data set is 990 mg/L. Thirteen percent of sampled wells are above the soft threshold. An individual well is an individual well.
What the county-wide picture does establish is that the standard national water-heater advice — flush it every year because hard water builds scale — is calibrated for somewhere else. In most of Baldwin County scale is not the primary enemy. The primary enemy is corrosion, and corrosion is what the anode rod is for.
The signals, in the order they usually appear
ENERGY STAR's replacement checklist maps closely to what actually walks through the door, and it is worth knowing the sequence.
Rumbling or popping while it heats. ENERGY STAR describes unusual noises, rumblings or vibrations as a sign the heater "is likely straining to operate correctly." What you are hearing is water flashing to steam underneath a layer of sediment on the tank floor. It is not dangerous by itself; it is a report on the tank's interior.
Less hot water than you used to get. Sediment takes up volume, so a 50-gallon tank stops behaving like one. If the household has not changed and the showers have got shorter, that is capacity loss rather than imagination. Whether the tank you have was ever the right size is a separate question you can check for yourself.
Rust or discolouration in the hot water only. Hot-side-only rust points at the inside of the tank rather than at the supply. If the cold runs clear and the hot does not, the lining has been compromised.
Weeping from the relief valve. The T&P relief valve is built to a standard, ANSI Z21.22, that caps its temperature element at 210°F. When one drips intermittently, it is often not a bad valve — it is the only relief device in a closed system doing a job an expansion tank should be doing, which is a pressure problem wearing a water-heater costume.
Water at the base. At that point the question has answered itself. A leaking tank is a replacement, not a repair, and the only decision left is how much of your house it touches on the way out.
Where the DIY line sits
Yours, comfortably: reading the date code, testing the T&P valve by lifting its lever briefly and confirming it reseats, setting the thermostat, and looking underneath it twice a year.
Yours, with real care: checking the anode rod. It comes out of the top under a hex head, generally 1‑1/16 inch, and it often needs a breaker bar because it has been torqued in and then heat-cycled for a decade. Two things stop people: many installations have no ceiling clearance to withdraw a full-length rod, and a rod that will not break loose can twist the tank fitting if you keep leaning on it.
Not yours: anything gas. A gas heater's supply, its burner and its venting are outside our scope as well as yours — we work the water side, and I would rather say that up front than after you have called. Also not yours: a seized element on an old tank, a leaking tank, or a heater that has already tripped a breaker more than once. All three are water heater service calls.
Worth understanding before you spend: on a tank that is well past ten, an element or a thermostat can absolutely be replaced, and the parts are inexpensive. But you are paying to repair the cheap components of an appliance whose expensive component — the tank — is the one wearing out. That trade-off is worth doing on paper, and what a replacement runs is on the site so you can do it before anyone is standing in your utility room.
The north-county wrinkle
Bay Minette carries a median year built of 1976 — the lowest median year built of the 22 communities Streamlined Plumbing serves, against 2007 at the other end of the range. Housing that old has generally been through several water heaters, and the interesting part is not the heater. It is the pan, the drain line, the shutoff and the flexible connectors around it, which frequently date from an earlier install and were never renewed.
Out along the Highway 31 corridor, up toward Stockton and the Tensaw River, and across north Baldwin County generally, you also find more heaters in unconditioned space — utility rooms, outbuildings, well houses — which adds a freeze exposure that a hallway cupboard does not have. And ten of our 22 communities have no active community water system registered with EPA at all, which puts a private well and an untreated raw supply directly upstream of the tank.
