The Repipe Decision, in Five Questions You Can Answer Before Anyone Comes Out
Most repipe advice online is written by people selling repipes. Five questions decide it honestly — material, failure count, failure type, access route and your horizon in the house — and four of them you can answer yourself.

Nearly everything written online about whether to repipe a house is written by companies that repipe houses. That does not make it wrong, but it does mean the framing tends to run one direction. Here is the same decision laid out as five questions — four of which you can answer yourself, before you call anybody, and at least two of which frequently produce the answer no.
1. What is the pipe actually made of — in more than one place?
Mixed systems are the norm rather than the exception in Baldwin County, and this is where most homeowner reasoning goes wrong before it starts. Finding copper at the water heater proves what is at the water heater.
Look in at least four places: under the kitchen sink, under a bathroom vanity on the far side of the house, at the water heater connections, and where the main enters the building. Then match what you find against the tells. Steel holds a magnet. Copper scrapes pink-orange. Grey flexible plastic stamped PB2110 is polybutylene. White, red, blue or orange flexible plastic with an ASTM F876 or F877 marking is PEX.
If it turns out to be threaded steel, the service line inventory your utility now has to publish is worth pulling as well — it is free and it is address-specific.
2. How many failures, and did they rhyme?
The count on its own is close to meaningless. What matters is whether the failures share a cause.
Three failures in fifteen years, in three unrelated locations, from three unrelated causes, is a house being a house. Two failures eight months apart in the same buried run, both showing corrosion, is a system reporting on itself. The second situation justifies a repipe at a much lower count than the first.
Write them down. Date, location, what failed. Most homeowners have never assembled that list and it takes ten minutes.
3. Mechanical or corrosive?
This is the single most useful distinction in the whole decision and almost nobody is offered it.
A mechanical failure is a discrete event — a fastener driven through a line during a later renovation, a fitting that was never right, abrasion where a pipe crosses something hard, freeze damage, a hit during landscaping. Discrete events do not predict each other. Fix it and stop.
A corrosive failure is the material reaching its condition. It is present along the entire run, not just at the hole, and the next one is a matter of when.
Ask the plumber which one they are looking at, and ask to keep the cut-out section. It costs nothing and it is the physical evidence.
4. Is there an overhead route, and what does the restoration look like?
This is the question that most moves the actual scope and it is invisible from a phone call.
A repipe in a slab house generally abandons the buried distribution and runs new supply overhead through the attic and down inside the walls. That means the job is defined less by the plumbing than by the access: how many wall and ceiling openings, in what finishes, and who is putting them back. Popcorn ceilings, tile walls, plaster, and rooms with no attic above them all change it substantially.
Get the access plan in writing along with the price. Which openings, who patches, who paints. A repipe quote that does not address restoration is a quote for half a job.
5. What is your horizon in this house?
A repipe is a capital decision, so the honest version of it includes how long you intend to own the building. Somebody two years from selling and somebody twenty years from it are looking at genuinely different arithmetic on the same pipe, and a plumber who does not ask is not helping you decide, only helping you buy.
There is no formula here and I am not going to invent one. But the question belongs in the conversation, and it is the one most likely to produce a defensible not yet.
Where the county data helps — and where it does not
Spanish Fort is the cleanest example of the limits, and it is worth spelling out because the mistake is easy to make.
Everything written about Baldwin County water chemistry — including the piece on this site about copper and the county's soft, acidic groundwater — rests on USGS samples drawn from wells. Of the twelve registered public water systems across the communities we cover, exactly one draws surface water: PWSID AL0000068, serving Spanish Fort. Every other registered system on our map is groundwater.
Which means a well-sample median is not merely a caveated reference at an address in Stonebridge, Blakeley Forest or Spanish Village — it is the wrong reference. Applying it there would be using a number about an aquifer to describe water that does not come from one. I would rather say that plainly than let a county figure travel further than it can carry.
What the data does support at Spanish Fort is duller and more useful: a median year built of 1999 across 4,338 housing units, and a ground elevation of 24.5 feet against a 100-foot median across the 22 communities. Housing of that vintage is mostly not at the end of its plumbing's life, which argues for repair over replacement in most of it — and the low elevation matters for drainage and for how long moisture sits around a slab, not for what the supply pipe is made of.
Running it
Answer questions one through three yourself. Get question four in writing from whoever comes out. Decide question five before you hear a number, because hearing the number first will move your answer.

If pressure rather than leaking is what brought you here, start with low water pressure — it is frequently the cheap problem. One clean failure in sound pipe is water line repair work. Water leaving the system with nothing visible is leak detection work.
