It Was 20°F on Christmas Eve Morning in 2022. Plan the Holiday Around That.

The December 2022 freeze is the reason this is not a hypothetical article. Mobile fell to 20°F on Christmas Eve morning — roughly 22 degrees below normal — and Christmas Eve's high only reached 37°F, about 25 degrees below normal. Lows across December 23 to 26 averaged 20 degrees below normal for four straight mornings. It landed in the middle of the one week of the year when the largest number of houses in Baldwin County are locked up and their owners are three states away.

That is the specific combination this piece is about.

Has a Christmas hard freeze actually happened here?

Yes, and the aftermath was documented rather than anecdotal.

As things thawed, a Mobile-area water-system worker described going nonstop for three days shutting off broken services. A Mobile plumbing company reported nonstop calls on December 26 for frozen and cracked pipes — and for water heaters that could not keep up. North Baldwin Utilities issued a boil-water notice as pipes thawed. Statewide, the Alabama Department of Environmental Management reported multiple systems losing pressure, and Selma declared a state of emergency over it.

On the insurance side, figures reported through trade press give a sense of scale even though they come from two niche insurers rather than the industry as a whole: Brotherhood Mutual took 1,300 claims in a single week after that freeze, 963 of them for frozen pipes, and GuideOne took 257 frozen-pipe claims. Those are property portfolios, not households — but the ratio inside that first number is the point. Three out of four claims that week were pipes.

And the timing was not freakish. In the NWS Mobile climate record, the average first fall freeze at Fairhope is December 1. Christmas week sits inside the freeze window here, not ahead of it.

Why the water heater is the quiet casualty

This is the part almost no seasonal content covers, and it is a genuinely Gulf Coast detail.

Incoming supply water on this coast normally arrives at something like 62 to 65°F. That is why a modest tank goes a long way here and why undersized heaters get away with it for years. During a hard freeze, that inlet temperature drops sharply, and the same tank suddenly has to raise the water much further to reach the same outlet temperature. Recovery slows, the effective capacity of the tank falls, and the burner or elements run close to continuously.

Now add the holiday. Guests, back-to-back showers, the dishwasher running twice a day. A heater that has been quietly coasting on a sediment bed for eight years is being asked to do more work in that week than in any other week of the year, at the exact moment the incoming water is coldest.

That is why no hot water is such a common call between Christmas and New Year's, and it is rarely a coincidence. If yours is already slow to recover in November, it will not improve in December. Water heater work is a scheduled visit in the fall and an emergency in the last week of the year, and you can see what a replacement typically runs before deciding.

Leaving a house for ten days in December

Daphne is a useful case, because it is not the beach. It is the largest community we serve — the highest population of the 22 communities Streamlined Plumbing serves, at 28,673 — with 11,801 housing units against 10,832 occupied. Roughly 92% of the stock is lived in. This is a commuter town of full-time households along Hwy 181 and through Lake Forest and the neighbourhoods above Mobile Bay, and the December risk here is not an empty rental. It is a full house whose family is in Atlanta or Birmingham for a week.

The cold is real here without being extreme. At the Daphne coordinate in calendar year 2025, 16 days fell to or below 32°F, eight to or below 28°F, and one to or below 20°F, with a coldest reading of 15.1°F — more freeze nights than the beach, fewer than the north end of the county.

There is a wrinkle to know locally, too: Daphne addresses are not all on one water system. Three registered systems serve the area — Daphne Utilities, Belforest Water System and Park City Water Authority — so "the utility" is not the same phone number for every neighbour on your street. Worth checking which one is yours before you need it at seven in the morning.

What to actually do before you drive off:

Set the thermostat, do not switch it off. A number in the mid-fifties keeps the wall cavities, the exterior-wall cabinets and the water heater closet out of trouble. Off does not.

Decide the main-valve question deliberately. Closing your main shutoff valve does not prevent a freeze — it caps the consequence. A split line behind a closed main empties what is in the pipes and stops; behind an open main it runs at street pressure until somebody arrives. If you go further and drain from the lowest fixture after closing it, you have removed most of the water from the equation. And if the valve will not close all the way, that is a short water line repair visit and it should happen before you travel, not after.

Do not leave faucets dripping while you are gone. Dripping is a measure you turn on and off with the weather. ADEM asked Alabamians to stop dripping once temperatures rose after the 2022 event, precisely because so many taps stayed open for days afterwards and systems lost pressure. A tap running unattended for ten days is the version of that problem nobody is around to fix.

Open the cabinet doors under sinks on exterior walls, and close the garage. A water heater in an attached garage is common here and the garage is the coldest interior space in the house. An open garage door on a 19°F night makes it an outdoor space.

Give a key to somebody who will go and look. Every failure above becomes small if it is found early. That is the entire difference between a repair and a claim.

If you come home to it

Shut the main before anything else, then look before you touch. If the house has been cold for days, some of what you find will still be frozen and will start running as it thaws — so be standing near the valve while that happens rather than unloading the car.
