The Gulf Coast runs on two plumbing seasons with a long stretch in between. Winter is short and mild until it isn't — the January 2025 freeze dropped Mobile into single digits, broke a main in Fairhope and put both counties under boil-water notices, and the houses that came out worst were the empty ones. Hurricane season runs through the end of November, and the plumbing questions after a storm are about what's in the water, not only what's in the yard. Between the two sits the snowbird calendar, where shutting a house down for the summer and opening it back up in the fall are both real procedures with real ways to get them wrong.
